Residential Conveyancing

We provide a professional and efficient conveyancing service for clients buying, selling or re-mortgaging freehold and leasehold residential property, including complex and high-value transactions.

Our work includes sales and purchases, auction properties, lease extensions, re-mortgages, shared ownership, right-to-buy, estate conveyancing and transfers of equity.

SERVICES PROVIDED:

  • Initial meetings to take your instructions, understand the nature and circumstances of your purchase or sale and understand your requirements and objectives.
  • Advise you by giving a clear explanation of the issues involved, the conveyancing process and the options available to you.
  • Agree with you the next steps to be taken in your matter.
  • Verify the identity of the relevant parties to the transaction.
  • Obtain documentation and any material relevant to the sale or purchase.
  • Check the validity of title against lender’s requirements.
  • Deal with enquiries.
  • Deal with the drafting, exchange and signing of contracts.
  • Carry out required searches.
  • Lodge the appropriate documents with HM Land Registry
  • Arrange for the payment of Stamp Duty Land Tax
  • Remittance of the proceeds of sale.

FIXED FEE OPTION (Disbursements not included)

Sale & Purchase (Freehold):

 
  • Up to £500,000: £1,400 + VAT
  • £500,001 – £750,000: £1,600 + VAT
  • £750,001 – £999,999: £1,700 + VAT
  • £1,000,000 and above: 0.25% of the purchase price + VAT
Leasehold Surcharge:
  • £450 + VAT (applies to all leasehold transactions)

Re-Mortgage:

 
  • Up to £1,000,000: £1,000 + VAT
  • £1,000,000 and above: 0.25% of the property value + VAT
  • Leasehold surcharge applies where relevant.

Transfer of Equity:

 
  • £1,300 + VAT
  • Leasehold surcharge applies where relevant.
Lease Extensions:
  • From £1,500 + VAT
Corporate Buyers:
  • A minimum additional fee of £400 + VAT applies, subject to complexity and a tailored quote.

HOURLY RATE OPTION (Disbursements not included)

  • Directors / Senior Solicitors: £270 + VAT
  • Solicitors (3+ years): £200 + VAT
  • Solicitors (0–3 years): £180 + VAT
  • Caseworkers / Trainees: £120 + VAT

LIKELY DISBURSEMENTS

  • Acting for lender: £500 + VAT
  • New build surcharge: from £500 + VAT
  • Leasehold surcharge: £450 + VAT
  • Local authority searches: £30 – £1,105 + VAT
  • Land Registry fees: £30 – £1,105 (no VAT, depending on property value)
  • Stamp Duty Land Tax: payable where applicable (no VAT)

Additional charges may apply depending on the nature and complexity of the transaction, such as shared ownership, gifted deposits, Help to Buy, unregistered titles, source of funds checks, digital ID verification, and telegraphic transfers. Full details will be provided in your tailored quote.
