- Agree with you the next steps to be taken in your matter.
- Verify the identity of the relevant parties to the transaction.
- Obtain documentation and any material relevant to the sale or purchase.
- Check the validity of title against lender’s requirements.
- Deal with enquiries.
- Deal with the drafting, exchange and signing of contracts.
- Carry out required searches.
- Lodge the appropriate documents with HM Land Registry
- Arrange for the payment of Stamp Duty Land Tax
- Remittance of the proceeds of sale.

- Acting for lender: £500 + VAT
- New build surcharge: from £500 + VAT
- Leasehold surcharge: £450 + VAT
- Local authority searches: £30 – £1,105 + VAT
- Land Registry fees: £30 – £1,105 (no VAT, depending on property value)
- Stamp Duty Land Tax: payable where applicable (no VAT)
Additional charges may apply depending on the nature and complexity of the transaction, such as shared ownership, gifted deposits, Help to Buy, unregistered titles, source of funds checks, digital ID verification, and telegraphic transfers. Full details will be provided in your tailored quote.
